How this calculator works

Every number above comes from real bathroom remodel projects we've completed across the Upstate — Pendleton, Clemson, Anderson, Greenville, Seneca, Easley, Spartanburg, and the surrounding metros — between 2024 and 2026. We separated each project into the same line items you see in your estimate, then expressed each as a low-to-high range to reflect the spread between builder-grade and premium choices within that category.

The line items are added, then a flat ~10% is applied on top to cover permits, dumpster and disposal, project supervision, and final cleanup. That overhead percentage is intentionally modest — small enough to be honest, large enough that a one-off permit fee won't blow up the budget.

What can move the final price up: hidden water damage or rotten sub-floor uncovered during demo, old galvanized plumbing that has to be replaced to code, HOA architectural review fees, premium designer fixtures swapped in mid-project, and unexpected layout changes.
